Budget assumes shaker units with laminate worktops and entry-level integrated appliances; mid-range assumes quartz worktops and a Bosch/Neff appliance mix; premium assumes handleless units, quartz and premium appliances. Fitting is estimated at £1,200 plus £100 per square metre. Islands, pantries, boiling-water taps and similar extras are added on top.
Conversions and flats. Brighton and Hove in particular have a high proportion of converted period houses, where kitchens occupy rooms that were never designed for them. Short runs, irregular walls and restricted delivery access all shape the job more than the choice of door style does.
Period rural stock. Inland towns and villages across the Weald hold a lot of older housing with the usual characteristics: uneven floors, low ceilings, thick walls. Standard carcasses fit, but the setting out takes longer and bespoke panels are often needed at the ends of runs.
New build. Newer developments along the coast and around the larger towns are the most predictable projects, and also the ones where buyers most often replace a builder-standard kitchen soon after moving in. Square rooms and conventional services keep the fitting element at the bottom of its range.
The county’s split between compact urban kitchens and larger rural ones produces two quite different spending patterns. In flats and conversions, the budget concentrates on storage engineering and finish quality, because the footprint is fixed and there is nothing to be gained from layout changes. In the larger inland properties it goes the other way: the room can take an island and a separate utility, so layout does the work and the specification follows.
Across both, worktop choice is the single largest swing factor after size. Moving from laminate to quartz on a large kitchen can add several thousand pounds on its own, which is why the gap between the budget and premium columns widens as the rooms get bigger.
If your property is a conversion, it is worth confirming early what the freeholder or management company requires for works — notice periods, permitted hours and waste removal arrangements are all normal conditions, and they affect scheduling rather than price.
